1. Bathrooms:

Sanitary ware: Contemporary quality ceramic sanitary ware

Consisting of:

• WC, white colour with dual flush, valve in brushed chrome finish.

• Taps and fittings- chrome taps and fittings Grohe or similar.

• Bath, white colour with shower and safety glass.

• Wash hand basins: under counter ceramic wash hand basin colour white.

Tiling:

    Floor:      fully rectified ceramic tiles matt finish light colour

    Walls:     ceramic wall tiles, light colour.

    Fixtures:  Chrome fixtures and fittings – towel rails, toilet holders etc.

 Options:

• Wall mounted WC (Ђ 200)

• Floor heating system in bathroom and/or kitchen and living room

     Tops: Granite look top and splash back above units and behind cooker.

     White goods: Electric oven and hob in stainless steel/chrome finish Siemens or similar Quality.
                         Integrated Zanuzzi or similar dishwasher.
                         Integrated fridge freezer – Siemens/Bosch or similar.

      Flooring: full bodied rectified ceramic tiles or granite type matt finish tile.

3. Living areas:


    Floor finishes: Laminated timber floors, or ceramic tiles.

   Wall finishes: Emulsion paint finish, off white or colour on request (small option).

   Door types: Solid core timber doors with oak veneer finish (or other – modern-finish on request).
                    Ironmongery – stainless steel finish lever handles.

   Lighting: Recessed 50 W down lights with IP rating to wet areas.
                Dimmable to living/dining areas.

    Telecom: TV and voice communications in living room and one bedroom.

    Air-conditioning:  Electric air-conditioning and heating system is included in living room and                                      master bedroom. Insulation is standard.
